Summary: The block will feature the largest Whole Foods Market in the world and the Whole Foods Market corporate headquarters. The block will also have large public gathering spaces and feature local art.

Consists of: 85,000 square foot Whole Foods Market Landmark store (the largest in the world); 200,000 square feet of office (170,000 square feet for Whole Foods Market, 10,000 square feet is pre-leased and 20,000 square feet of available office space).

Features: Over 30,000 square feet of public space with local art and cultural markers. Rooftop plaza will feature an outdoor performance space. Building interacts with all four flanking streets (Sixth, Lamar, Fifth and Bowie) on a pedestrian and vehicular level

Completion date: Store will open in the fourth quarter of 2004

East Block

Summary: The development will consist of two-story retail across the street from the Whole Foods Market headquarters and store. It will be accessible from Fifth and Sixth streets as well as Bowie. The buildings will take advantage of the Shoal Creek frontage and integrate public gathering places along the creek edge.

Total square footage: 250,000 square feet of mixed use

Consists of: 220,000 square feet of retail, 30,000 square feet of loft/office

Parking: 550 spaces, 100% structured underground parking

Lead tenant: To be announced.

Co-Tenants: To be announced. Presently, we are searching for a mix of local and unique to Austin regional and national retailers.

Features: The area will be in close proximity to Whole Foods and boast an intimate urban retail setting. The wide sidewalks will, like the Whole Foods Market Block, feature art and community gathering points.

Commencement date: Fourth quarter of 2003

Completion date: Fourth quarter of 2004

North Block

Summary: This development will be the reconfiguring of existing Whole Foods Market building at Sixth and Lamar and the addition of density to the area. The project will be redeveloped in two phases. In Phase I, a 50,000 square foot, two story retail building will be constructed. Phase II will include turning the existing Whole Foods Market into two-story retail spaces.

Total square footage: Phase I: 50,000 square feet of retail (new construction), Phase II: 160,000 square feet (redevelopment of existing building)

Parking: 600 on-site spaces, 75% structured parking, 500 shared parking spaces

Lead tenant: Bookpeople

Co-Tenants: To be announced. Presently, we are searching for a mix of local and unique to Austin regional and national retailers.

Features: The Whole Foods Market building is a landmark in Austin and features native chopped limestone and yellow pine salvaged from a mill. The building is at the corner of Sixth and Lamar, the crossroads of the Market District. The new building will be architecturally complementary and create an urban retail feel to the area.

Commencement date: Phase I: Fourth quarter of 2003, Phase II: First quarter of 2005

Completion date: Phase I: Third quarter of 2004, Phase II: Third quarter of 2005

South Block

Summary: The first phase of this project was completed in 2000 and includes local and national tenants.

Total square footage: 90,000 square feet of mixed use in Phase I, Phase II will be 5,500 square feet of retail and 150 car garage.

Consists of: Phase II will consist of an 150 structured parking spaces and 5,500 square feet of ground level retail.

Parking: After Phase II, 250 parking spaces, 60% structured spaces

Lead tenant: OfficeMax, Starbucks, AT&T

Co-Tenants: Powerhouse Gym, Graeber, Simmons & Cowan Architects, AT&T and Starbucks. Phase II tenants are to be announced.

Features: The development is located at the southeast corner of Fifth and Lamar. The building features the award-winning headquarters of Austin's largest architecture firm, Graeber, Simmons and Cowan.

Commencement date: Third quarter of 2003.

Completion date: Second quarter of 2004.

Status: Waiting for permits for Phase II.
